How Compass Concierge Works in 5 Steps
Step 1: Free Consultation
We sit down (in person, on the phone, or on Zoom — your call) and walk through your home together. I’ll tell you honestly what today’s Kansas City buyers are responding to, what’s costing you money, and what improvements will deliver real return on investment versus what’s just busy work.
Step 2: Custom Improvement Plan
Together, we build a prioritized list of recommended improvements with estimated costs. You decide what to fund through Concierge and what (if anything) to skip. The goal is never to maximize the funded amount — it’s to spend strategically on the things that actually move the needle on price and days on market.
Step 3: Approval & Project Kickoff
Once your plan is approved through Concierge, work begins. Compass pays the vendors directly. You don’t manage contractors, chase invoices, or coordinate schedules — I do that with my vetted vendor network.
Step 4: Market-Ready Launch
When the work is finished, we bring in professional photography, drone footage where it makes sense, and a complete marketing package. Your home goes to market polished, photographed, and positioned to compete with the freshest inventory in your price range — not the tired comp down the block.
Step 5: Repayment at Closing
When your home sells, the total cost of the Concierge services is repaid from your closing proceeds. One line on the settlement statement. No interest. No surprises.
What Does Compass Concierge Cover?
The program covers over 100 different home-improvement services. The most common ones I use with Kansas City sellers include:
- Staging — full or partial, professional or refresh-style
- Interior and exterior painting
- Flooring — refinishing hardwoods, replacing carpet, LVP installation

The Honest Trade-offs
I tell every seller the same thing: Concierge is a tool, not magic. A few things worth being clear-eyed about:
- It’s tied to your listing agreement. If you cancel the listing or twelve months pass without a sale, the funded amount becomes due. That’s why we plan the project carefully and price the home to actually sell.
- Funding limits depend on your home’s value and equity. Most Kansas City projects fall well within program parameters, but we’ll confirm specifics during your consultation.
- Not every dollar pays off equally. A $5,000 staging and paint package usually returns multiples of itself. A $25,000 cosmetic kitchen refresh might not, depending on price point. My job is to steer you toward the work that actually pays.
- Structural work and major remodels are excluded. If your home needs foundation repair or a roof replacement, those would need to be handled outside the program.

Who qualifies?
Concierge is available to sellers who sign an exclusive listing agreement with a Compass agent. Approval considers the home’s market value, equity position, and the proposed scope of work. The pre-listing consultation is free and carries no obligation.
