One of a Kind Loft in the Historic Western Auto Building

The Western Auto Building is located at 21st and Grand Boulevard in Kansas City, MO. It was originally built around 1913 and completed in 1914 for the Coca-Cola Company. The land was purchased around 1912 as a triangular plot which is why it has that distinctive shape. Western Auto was founded by George Pepperdine who later went on to found Pepperdine University. He started the company in 1909 with a $5 investment(!) as mail-order only and opened the first retail store in 1921 in this very building. It must have been a proud day for him when the well known Coca-Cola sign came down and the now famous Western Auto sign went up. The sign is still there today and can be seen from surrounding neighborhoods and drivers on Interstate 35 and the building’s owners have promised to keep it lit just as it has been for over 80 years. The building changed hands several times after Western Auto left.  It later received Historical Landmark Status in 1988 and then was sold to private developers and converted to a condominium building between 1999-2004. The units became available in 2004. The condos were designed by Chicago based firm Hartshorne Plunkard Architecture who has done wonderful work all over the Midwest. I think you can really see the bigger city influence. The apartments have a very urban feel with concrete ceilings and columns, exposed pipes, and large windows. However, they also have a very warm inviting feel as well, with gas fireplaces, hardwood floors in the main areas, carpet in the bedrooms, large baths, and great closets. This particular unit is the only 2 bedroom in the building. Not every apartment in the building features such high ceilings as this one does at 18 feet. The current owners have added a wonderful hardwood staircase to a second bedroom that has a huge walk-in closet area with shelves, hanging clothes rods, and plenty of space for dressers or bookcases or whatever you need to store! All units also feature a laundry closet with stacked washer and dryer as well as 24/7 access to a fitness center, a separate locked storage unit, bike storage, access to a roof deck, a community outdoor space with grills, a doorman M-F 10am-6pm, and gated off street parking. This unit comes with two parking spaces! There is also decent street parking for guests and a yoga studio across the street. Not to mention the Crossroads is just around the corner and Union Station is just up the street a bit and Crown Center just a little bit further. Also short walk to Power & Light District and all the great nightlife downtown has to offer. Super quick car ride to Westport and the Country Club Plaza. Easy highway access, 20-25 minutes to most surrounding suburbs. 15 years left on 25 year tax abatement. Pay only half the value of the normal tax rate. Great space, great location, great price.
